A lease governs a relationship measured in years, and it is read most carefully when that relationship is at its worst. Premier Law drafts and negotiates commercial and residential leases for landlords, tenants, and investors throughout Florida, with terms built for the day something goes wrong.

Commercial Leases

Office, retail, industrial, and mixed-use leases each carry their own economics: base rent and escalations, CAM and operating expense pass-throughs, build-out allowances, exclusivity and co-tenancy clauses, assignment and subletting rights, options to renew or expand, and personal guaranties.

These are negotiated documents, and the form the other side sends is written for the other side. We negotiate the terms that decide what the space really costs and what happens if either party needs out.

Residential Leases

Residential leases in Florida are governed by Part II of Chapter 83, Florida Statutes, the Residential Landlord and Tenant Act. The statute controls security deposit handling, notice requirements, and remedies, and a lease that conflicts with it will not protect the landlord who signed it.

We draft residential leases that comply with the statute and actually fit the property, and we review portfolio leases for investors who inherited someone else’s forms.
